Welcome to the Privacy Statement for Island Realty Ltd. (collectively, “IRL, “our”, “we” or “us”). IRL is committed to respecting and protecting the privacy and security of personal information in compliance with the Personal Information Protection Act 2016 (“PIPA“). This Privacy Statement outlines how we collect, use, and protect the personal information provided to us, as applicable.
2. Children
IRL does not collect or use personal information from children. PIPA considers a child to be under the age of fourteen (14). If for any legitimate and lawful reason IRL must collect personal information relating to a child, we will obtain the consent of a parent or guardian, or as permitted by law. Our services are not intended for children. If you are a parent or a guardian and believe that your child has provided us with personal information, please contact us. We will take steps to delete such information from our records as soon as possible.
3. Scope
This privacy statement applies to personal information collected and processed by IRL in the context of our operations as a real estate agent & real estate broker in Bermuda.
4. Personal Information we collect and how we use it:
Website & Cookies: name, email Address, Country (optional).
Name, Email, Address, Country: We use this information to allow us to contact you with information about properties in our portfolio, and to provide you with information via our newsletter. Like many websites, we use cookies which are small text files stored on the user’s browser. Cookies: We use cookies to, for example, assist with site traffic analysis which includes tracking the time and date of website visits, pages viewed and referring URL’s. There are simple ways to refuse cookies or accept them each time they are offered. Consult your browser’s help files for assistance on changing cookie settings or removing cookie files.
Personal Identification Information: name, contact details, identification documents.
To process your interest in the sale or purchase of real estate property(s), and to verify customer identity under legal and regulatory requirements.
Financial Information: Bank details, credit history, source and proof of funds, or mortgage pre-approval.
This is to facilitate assessing customer financial capability, facilitate transactions, and to perform our due diligence on customer proof & source of funds, as required by law.
Employment Information: Details of employement history.
To verify customer employment status employment history and financial stability.
Property Details & Preferences: desired property type & locations; budget; specific requirements (e.g. number of bedrooms, amenities, any special needs)
This will help us match the customer with suitable properties and provide personalized services.
Transaction Details: details of the property being purchased or sold, transaction history.
This will help us manage and document the property transaction process as required by law.
CCTV: video recorded footage placed at our assets and certain properties and office(s).
To ensure the safety of our owners, guests, employees & visitors; to deter and detect crimes against our owners, guests, employees, visitors & assets; to demonstrate compliance with any legal or regulatory requirements.
5. Purpose of Collection
We collect and process personal information for the following purposes:
- To facilitate efficiency for providing a quality service to our customers.
- To facilitate the purchase & sale of real estate on behalf of our customers.
- To comply with legal and regulatory obligations.
- To maintain secure and accurate records.
- To communicate effectively with customers, employees, suppliers, and business partners.
- To protect the safety of our owners, guests, employees, visitors and assets.

We process personal information based on one or more of the following legal grounds:

Please be aware that no data security measures can guarantee complete security. You should also take steps to protect against unauthorized access to your password, phone and computer by, among other things, logging off after using a shared computer, choosing a robust password that nobody else knows or can easily guess and keeping your login and passwords secure and not sharing them. If you do not want IRL to know any particular information about you, you should not include that information in anything you submit to us online, or in writing.

Except for personal information which is required to be retained by law, or which is needed to process a purchase, exchange or return, individuals may withdraw consent to all or part of the collection, use and disclosure of their personal information at any time, by giving us reasonable notice. If you would prefer that we not collect, use, or disclose your personal information, or that we not use your personal information to contact you to promote our products or services, please contact us. We will act on your instructions as quickly as possible subject to contractual and legal restrictions, but there may be certain uses for your information that we may not be able to stop immediately. Please be advised that withdrawal of consent may make it impossible for us to provide certain services to you.
